Lakewood is a short drive from our home base in Golden, and we build here all the time. Most Lakewood lots are flatter and more open than the foothill yards to the west, which makes for great backyards. But do not let the flat ground fool you. Under most of Lakewood is expansive clay, the kind that swells up when it gets wet and shrinks back down when it dries. That movement is what cracks patios, tips walls, and lifts posts when the work is done cheap. We build for the clay from the start.
The fix is not fancy, it is just done right. We dig deeper than a quick crew would, lay in a thick compacted base, and shape the ground so water runs away from your house instead of pooling against it. Lakewood sits about 5,400 feet up, so the ground freezes and thaws all winter, the sun is strong, and Front Range hail rolls through most summers. Footings for a deck or pergola go below the frost line so they do not heave. We pick materials that take the sun and the weather without fading or flaking.
