Golden is where we are based, so we know these lots. Many of them sit right up against the foothills. Some back up to the Dakota Hogback, the long rocky ridge west of town. Others look out at North and South Table Mountain, the flat-topped hills capped with old lava rock. Land like this comes with slope, rock, and grade changes. A crew used to flat ground is not ready for that. We plan for it from day one, so your patio, deck, or fire pit sits level and stays that way.

Under most Golden yards is expansive clay. The hogback is even known for some of the best clay in the country. That clay is a problem to build on. It swells up when it gets wet and shrinks back when it dries. Set a patio on a thin base over that clay and it will heave, sink, and crack. So we do it the hard way. We dig down, put in a deep compacted base, and shape the ground so water runs away from your house instead of soaking the clay underneath. Getting the drainage right is the whole game here.

Golden sits about 5,700 feet up. The sun is strong at that height and it fades cheap materials fast, so we pick finishes that hold their color. Winter freezes and thaws over and over, and we get chinook winds and Front Range hail on top of that. Footings for a deck or a pergola have to go below the frost line, which is around three feet down here, so posts do not lift when the ground freezes. On top of all that, the City of Golden requires permits and a licensed contractor, and neighborhoods like Applewood and Pleasant View often have an HOA.
