Arvada sits right where the high plains meet the foothills, up around 5,300 feet, with Clear Creek and Ralston Creek running through town. I love building here, but the ground keeps you honest. A lot of Arvada sits on expansive clay soil. It swells up when it gets wet and shrinks back down when it dries out, and that push and pull is what heaves and cracks a patio that was set on a thin base. So the first thing I care about on every Arvada job is what goes under the work: the right dig depth, compacted road base, and drainage that carries water away from the patio and away from your house, not toward the foundation.
On top of the soil, the weather here asks a lot of a backyard. The ground freezes and thaws over and over all winter, which is one more reason the base and the drainage have to be right. In the warm months the sun is strong at this altitude and fades cheap finishes fast, we get chinook winds that come down off the foothills, and the Front Range takes its share of hail.
